When communal paving is left without regular jet washing, the damage does not stay on the surface. It works its way into the joints, the drains and the sand bed underneath. Our recent restoration project at Ashleigh Court in Watford is a clear example of why planned jet washing matters for any residential block, and what it takes to recover the surface once maintenance has been allowed to lapse.

The Challenge: A Communal Courtyard Left for Half a Decade
By the time we arrived, the communal square at Ashleigh Court had not been jet washed for at least five years, and most likely longer. The result was severe. Moss and weed-like plant growth had taken hold and seeded itself deep within the tile joints, well below the visible surface. This was no longer a simple cleaning job. It was a full communal area restoration.
The project was scheduled as a routine pressure washing visit. In reality, our team spent four full days on site to complete it safely and thoroughly, far beyond the original plan.
What the Job Actually Involved
Restoring the courtyard meant tackling several layers of neglect in sequence.
Deep-rooted plant removal. The entire square had to be cleared by hand and with specialist instruments. Because the roots had bound themselves into the substrate, removing them brought up a large volume of trapped mud and sand. In total, our team removed almost 60 sacks of mud and debris. This was unavoidable given the condition of the ground.
Mud and silt clearance. Roughly three working days went into removing and clearing this material. Leaving it in place was not an option: it would simply have washed back into the tile joints or settled into the drainage runs and blocked them permanently.
Drain clearing. Several drains were already blocked before we began. Our team cleared them by hand so that the wash water could run away properly. Without this step, the jet washing itself would have flooded rather than drained.
The jet wash. Only once the surface was clear could the high-pressure clean take place. A weak mains water supply on one day reduced productivity, so the team rescheduled the main wash to make sure the finish met our standard.
Our Recommendation: Re-Sanding the Joints
Because so much underlying sand was lost during the moss and weed removal, we estimate that up to half of the joint sand across the square has been compromised. We recommended immediate re-sanding to stabilise the tiles and protect the surface from the next round of weed growth. Re-sanding after a deep restoration is what turns a one-off clean into a lasting result.
The Result
The transformation between the before and after condition is dramatic. A courtyard that had effectively disappeared under moss, weed growth and ingrained dirt was returned to a clean, safe and presentable communal space for residents to enjoy.
Why Regular Jet Washing Protects Your Block
The Ashleigh Court project is the strongest possible argument for planned communal cleaning. A short annual jet wash keeps moss, algae and weeds from ever establishing themselves. Skip it for years, and a routine visit becomes a four-day excavation, with sack after sack of mud, blocked drains and lost joint sand. Regular maintenance is always cheaper, faster and kinder to the surface than restoration.
